The Process
Six steps. One person the whole way.
Clients are not handed off to a call center. You work directly with me, and because I am not limited to one lender’s products or guidelines, I have far more room to move when a scenario gets unusual.
01Initial Conversation & Strategy
I start by understanding your goals, income, assets, credit profile, property, timeline, and anything unusual about the scenario.
02Application & Documentation
We complete your application and I gather the documentation I need to fully understand and evaluate the file.
03Shop Lenders & Programs
With the complete scenario in hand, I compare lenders, products, guidelines and pricing to find where the loan fits best.
04Pre-Approval & Loan Structuring
I determine the best financing strategy and structure the loan properly. This is more than just generating a pre-approval letter.
05Underwriting & Communication
I stay involved through the whole file, work through conditions and issues as they arise, and keep you and your agents informed.
06Clear to Close & Closing
I review the final figures with you, coordinate the remaining pieces, and get the loan across the finish line.
What It Comes Down To
Four things you can count on.
Access
I have a large network of wholesale lenders and programs, not one institution’s shelf.
Problem-solving
When a scenario is unusual, I have more than one lender’s guidelines to work with.
Communication
You and your agents know where the file stands, without having to chase me for it.
Personal involvement
No call center, no hand-off. You work directly with me start to finish.
Come Prepared
What the file usually needs.
Every scenario is different. I confirm your exact list at application, once and up front.
Income
Pay stubs and W-2s, or for self-employed borrowers, bank statements and business documentation.
Assets
Statements for the accounts your down payment and reserves come from.
Identity
Government-issued ID, and your certificate of eligibility if you are using a VA loan.
Property
The contract and, once ordered, the appraisal and title work. For investors, the rent picture.
