VA Loans

For eligible veterans, active service members and surviving spouses. You earned it, so it should be used properly.

Overview

How I approach it.

VA financing is one of the strongest loan benefits available: eligible veterans can potentially purchase with 0% down, with the exact structure depending on entitlement, purchase price and the individual scenario.

It is also not necessarily a one-time benefit. Veterans may be able to use their VA benefit multiple times, and in some circumstances can even hold more than one VA loan at the same time depending on remaining entitlement. Working that out correctly, up front, is where I earn my keep.

Highlights

VA Loans at a glance.

0% down

Eligible veterans can potentially purchase with no down payment.

Use it again

VA eligibility is not necessarily one and done, and remaining entitlement can open a second VA loan.

No monthly mortgage insurance

A structural cost advantage over conventional and FHA financing.

Shopped across lenders

VA overlays differ between lenders. I compare them instead of accepting one bank’s rules.

How It Runs

Six steps, with me in every one.

01Initial Conversation & Strategy

I start by understanding your goals, income, assets, credit profile, property, timeline, and anything unusual about the scenario.

02Application & Documentation

We complete your application and I gather the documentation I need to fully understand and evaluate the file.

03Shop Lenders & Programs

With the complete scenario in hand, I compare lenders, products, guidelines and pricing to find where the loan fits best.

04Pre-Approval & Loan Structuring

I determine the best financing strategy and structure the loan properly. This is more than just generating a pre-approval letter.

05Underwriting & Communication

I stay involved through the whole file, work through conditions and issues as they arise, and keep you and your agents informed.

06Clear to Close & Closing

I review the final figures with you, coordinate the remaining pieces, and get the loan across the finish line.
