How I approach it.

A lot of self-employed borrowers and business owners earn well but show modest income on their tax returns after legitimate write-offs. Conventional guidelines read the tax return, so the answer is often “no” for a borrower who can comfortably afford the home.

Depending on the situation, I may qualify you using traditional tax returns, or alternative documentation such as personal or business bank statements. Bank statement loans let qualifying self-employed borrowers document income through the deposits on their statements, without using tax returns to calculate qualifying income.
